Structural problems can be difficult to interpret without the right experience. Cracks, movement, and visible changes in a building may or may not indicate serious issues. A proper structural assessment helps distinguish between minor defects and conditions that require attention.
I provide independent structural assessments for residential and small commercial properties across the Western Cape and South Africa. Each assessment focuses on identifying the cause of the issue and providing clear, practical recommendations suited to the situation.
In line with ISO 13822:2010, a clear distinction is made between key terms used in evaluating existing structures:
An inspection refers to a general, often visual, review of a structure to identify obvious signs of distress, deterioration, or irregularities.
An investigation is more detailed and may include measurements, material testing, and analysis to determine the causes and extent of observed issues.
An assessment is the engineering evaluation that follows, where the structure’s reliability and safety are judged against relevant performance criteria, often incorporating findings from inspections and investigations.
Damage is defined as any change in condition that adversely affects the performance of a structure, including cracking, deformation, corrosion, or material degradation.
Together, these processes form a structured approach to understanding and managing the condition and safety of existing buildings.
