Disclaimer

Assessments and any accompanying letters or summaries represent a professional, visual, non-invasive opinion based solely on conditions observed at the time of inspection. The assessments are risk-based in nature and are not full structural investigations, compliance certificates, condition surveys, valuations, guarantees, or warranty of performances. No destructive testing, measurements beyond general observation, or specialist testing was undertaken unless explicitly stated. Hidden, concealed, progressive, or future defects, including those arising from changes in use, maintenance, weather exposure, or coastal environmental conditions, may exist and are excluded from this opinion. This assessment does not remove the owner’s or buyer’s responsibility for ongoing maintenance and monitoring typical of coastal properties. No cost estimates, contractor recommendations, or assurances regarding future behaviour are provided. Liability is limited to the fee paid for this assessment.

Roof observations form part of the visual, non-invasive assessment only and no representation is made regarding water tightness, structural capacity, compliance, or concealed defects. Conditions may change due to weather exposure, maintenance, or ageing after the date of inspection. Quotations are subject to confirmation of the roof type, roof pitch, building height, and access conditions. Photographs of the roof to be provided (or advise whether it is single- or double-storey, roof covering type, and approximate roof pitch) before acceptance of quotations. This quotations are based on visual inspection that can be carried out safely without specialist access equipment. Roofs requiring work at significant heights, steep roof slopes, fragile roof coverings, or the use of ladders, scaffolding, fall-arrest systems, or elevated work platforms may require revised quotations.
